Quick answer

To enquire, you need no paperwork at all. To be assessed, most small business loans need photo ID, your ABN or ACN details, recent business bank statements and a picture of any tax debt. Larger or property-secured loans add property details, and sometimes BAS, tax returns or an accountant's letter. The exact list depends on your structure, trading history, amount and security.

Key points

  • Nothing is needed to enquire; documents come after you choose an option.
  • Bank statements do most of the work for smaller unsecured loans.
  • Property-secured loans lean on the property and a clear exit, not piles of financials.
  • Tax debt isn't a deal-breaker, but hiding it usually is.

Paperwork is the part of borrowing people dread most. Partly because it’s tedious, and partly because nobody tells you what’s actually needed until you’re halfway through. Let’s fix that.

The honest answer is: less than you think, and nothing at all to get started.

What do I need just to enquire?

Nothing. No uploads, no statements, no tax returns. An enquiry is a conversation about what you need and what might fit. You tell us:

  • how much you’re after and what it’s for,
  • how your business is set up and how long it’s been trading,
  • roughly what it turns over,
  • whether you own property,
  • anything that might affect lending, such as tax debt or a past default.

There’s also no credit check at that stage. Documents only come into it after you’ve heard your options and decided to go ahead.

Which documents do lenders ask for most often?

Business.gov.au lists the kinds of things lenders may want: proof of identity, a business plan, financial reports including cash flow statements, forecasts, lease agreements and personal financial information. In practice, for small business lending, the list is usually shorter and depends on the option.

Why do lenders need each one?

Knowing the reason makes the request feel less like a hoop:

  • ID confirms you are who you say you are, and protects you from someone borrowing in your name.
  • Bank statements show real money moving in and out: turnover, regular costs, existing repayments and how the account is managed. See bank statements for a business loan.
  • ATO statements show whether there’s tax debt and whether it’s on a payment plan. See your ATO statement of account.
  • BAS and tax returns show turnover and profit over a longer period, useful for bigger loans. See BAS for a business loan.
  • Property documents confirm ownership, existing mortgages and value when property is the security. See property-secured loan documents.

What if I don’t have some of these?

That’s common, and there’s usually a way around it.

  • No recent tax returns? Bank statements, BAS or an accountant’s letter can sometimes stand in. Read business loans without tax returns.
  • Can’t find old paperwork? The ATO lets you view and print lodged returns and notices of assessment from 2010 onwards online. Our guide on getting copies of tax documents walks through it.
  • New business with little history? Property security or a clear contract can help fill the gap.

The quickest route is to tell us what you have and what you don’t. Start the enquiry and mention any gaps; we’ll work with what’s realistic.

How do I keep the paperwork stage hassle-free?

A few habits make it painless:

  1. Wait for the exact list. Don’t gather everything “just in case”. Once you’ve chosen an option, we tell you what that option needs.
  2. Keep digital copies. PDF bank statements downloaded from internet banking are usually better than photos of printouts.
  3. Name files clearly. “Bank-statements-Jan-Jun-2026.pdf” saves a round of back-and-forth.
  4. Send it together. One complete batch moves faster than drips.
  5. Only send to people you’ve verified. Never share your internet banking password with anyone.

Does the amount change the paperwork?

Often, yes. As a rough guide, smaller amounts lean on fewer documents, and larger amounts need more of the story told. A request for $30k of working capital might be assessed on ID, ABN and a few months of statements. A request for $400k unsecured will usually need longer statement history, recent BAS and possibly financials or an accountant’s letter. For property-secured amounts, the list grows with the property side rather than the financial side. None of this is fixed, which is why we confirm the exact list only after you’ve chosen an option. The two items people most often end up hunting for are covered in ID for a business loan and company and trust documents.

Illustrative example: a mobile mechanic

Illustrative only; not a real client.

A mobile mechanic trading as a sole trader for three years wants $40k for a second service van. He enquires with no documents. After the call, the list for his chosen unsecured option is short: his driver licence, ABN, six months of business bank statements downloaded as PDFs, and his ATO statement of account showing a small BAS debt on a payment plan. He sends it all the same afternoon.

Frequently asked questions

Do I need financial statements for a small business loan?

Not always. Smaller unsecured options are often assessed mainly on business bank statements and ID. Formal financial statements become more likely as the amount grows or when the lender needs to see profit, not just turnover.

Do I need a business plan?

Business.gov.au notes that lenders may ask for one, particularly for new businesses or larger loans. For an established business borrowing for working capital, a short explanation of the purpose and how it will be repaid is often enough.

What if my tax returns aren't up to date?

Say so. Some options can be assessed without the latest returns, relying on bank statements, BAS or an accountant's letter instead. Our page on business loans without tax returns explains the alternatives.

Can I send documents by email?

When you proceed, we'll explain the secure way to send them. Never send documents or banking logins to anyone you haven't verified.

How do I know exactly which documents I'll need?

Use our paperwork checklist builder to see the likely list for your situation, then we confirm the exact list once you've chosen an option.
